New housing developments along Clyde Fant Parkway plan to bring a different living style

Clyde Fant Memorial Parkway: a roadway along the Red River that takes you to anywhere on the east side of Shreveport in a matter of minutes.

It's a corridor the developers of RiverScape hope works to their advantage.

"You can get to shopping to downtown to the Air Force base to casinos," said David Alexander with Vintage Reality, part of the development group. "The employment base around here is pretty strong. And to be able to find 80 acres right in the middle of everything is pretty unique."

RiverScape is a multi- use development which will include single family and town homes as well as some retail space and office condos. Some of the buildings in the first phase of apartments are already open to residents. Alexander said they want to make the new housing spaces available to everyone.

"People who work hard for their pay check, they want a nice place to live," he said. "They want a safe place to live. They want the same amenities that everybody wants. And that's what we're trying to provide."

The apartments are gated; each with nine foot ceilings, and a washer and dryer included. But the future additions to the development is what excites Alexander.

"The residents here, hopefully in time, will have some retail or some restaurants," he said. "Without getting in the car, they will be able to walk across, go get a bite to eat, go pick up whatever they need from a shopping stand point."

Just south of RiverScape, U. L. Coleman Properties develop a different mixed-use community with a new apartment complex, Coates Bluff at Wright Island. 

"It's very different as far as the setting alone, being tucked back here in the woods," said Cole Gutherie, U.L. Coleman's development manager. "It's kind of a private setting. Not so much as directly onto the parkway."

Guthrie said the 250+ units there make up a green community. Each of the apartments includes the same amenities as RiverScape, but are built to be energy efficient—from the appliances in the kitchen to the windows in the bedroom. Coates Bluff also promotes a healthy lifestyle.

"We have three pools on the property, over two miles of walking trails," said Gutherie. "We have what we call the common green which is outdoor park and dog park."

With more than 30 acres left to develop, U.L. Coleman also looks to bring in retail outlets just like RiverScape. Their ideas follow the city's master plan for economic development.

Both RiverScape and Coates Bluff are accepting leasing applications right now. They say the prices are market rate—basically the going rate for apartments in the Shreveport area.
